PLANNERS at Warrington have thrown out proposals to demolish Green Belt farm buildings and replace them with three dwellings – two years after approving a similar scheme on the same site.
Borough council planning officers have ruled that the development at Barrow Farm, in Kenyon Lane, Croft would be inappropriate in the Green Belt.
The 2018 scheme involved only two dwellings.
Submissions to the planning department stated the scheme would involved demolition of modern, steel-framed buildings, conversion of a brick-built Dutch barn to form two dwellings, conversion of another building to form a detached dwelling and construction of two detached garages.
The Dutch barn was the only building of any significance but had been “swamped” by mid-late 20th-century outbuildings of no architectural or historic interest.
Essentially the new scheme was similar to the one approved in 2018 other than the conversion of a vehicle shed to form a new dwelling.
It was considered the development would enhance the setting of the listed building.
But planning officers said the proposals would result in harm to the setting of the listed building because of their layout, design and scale and the incongruous designof the detached dwelling.
The overall quality of the design had been diminished from that of the earlier, approved scheme.
In addition, the public benefits were minor and would not outweigh the demonstrable harm caused to the setting of the listed building.
