The Base, on Dallam Lane, near the town’s bus and railway stations, looks set to welcome energy infrastructure specialist SPL Powerlines alongside biofuels and clean energy company SEFG and health-tec provider Alertacall.
The deals follow on the heels of two lease renewals by existing tenants Constructsys, which specialises in enterprise AI systems, and economic development consultancy Mickledore.
Collectively, the deals represent 3,000 square feet and each comes with an all-inclusive rent, which building operator Langtree says is popular because it provides occupiers with certainty.
“In a time of cost uncertainty bosses want to fix their total occupancy costs, so wrapping them up in a single price makes sense,” says Alison Handley, Langtree’s business development manager for the Grade A building, which is owned by Warrington & Co, the council’s private sector-led economic development arm.
The units offer mega-fast broadband access and facilities including state-of-the-art meeting rooms and a comprehensive business support service.
“We’ve curated a really lively eco-system in the building, with tenants inter-trading so that they ‘grow from within’,” explained Alison.
And, with interest high in the few remaining units, the building is demonstrating the resilience of Warrington’s economy, says Eleanor Blackburn, head of inclusive economy at Warrington Council.
“We set out to provide a home where we could help incubate not just the next generation of entrepreneurs, but also businesses involved in cutting-edge technology. The Base has helped develop new facets to Warrington’s economy that will stand the town in good stead into the future.”
The Base provides 50,000 square feet of office space and in its last survey of tenants, Langtree found that 44 per cent of occupiers have neighbours within The Base as customers, whilst 11 per cent utilise them as suppliers. A further 22 per cent collaborate on projects.
