Development of 237 new homes on green field site will include over £2.6m for infrastructure

DEVELOPERS are preparing to launch a new development of 237 new homes on a green fields site at Grappenhall Heys, Warrington, while contributing over £2.6 million to the local authority for education, sports facilities and health infrastructure.

Alderbrook Manor, located south of Curzon Drive, involves the development of 30 acres of land, acquired from Homes England by Redrow and previously earmarked for controversial modular homes in 2021.

Properties will include a range of three, four-and five-bedroom designs from the homebuilder’s Heritage range, including 30% affordable homes. All will feature air source heat pumps to provide heating and hot water, reducing homeowners’ energy use, plus underfloor heating to the ground floors and EV charging points.
The development will also feature extensive areas of green open space, mature trees, two new play areas and footpaths to connect to local walking routes.

Amanda Jones, head of sales at Redrow NW, said: “Alderbrook Manor is located in a much sought after location and we are confident it’s going to be a great place to live and also somewhere the wider community can enjoy.
“Our first homes are set to go on sale in July. For now, we are asking anyone keen to find out more to register to get updates via the Redrow website.”
Located on the edge of Grappenhall Heys, close to the historic Walled Garden and Grappenhall Heys Community Primary School, the new homes are being built within easy reach of Warrington and Stockton Heath.

The land had previously been earmarked for 228 modular homes by Urban Splash in 2021.
At the time a total of 152 formal objections were submitted against just one letter of support. The Grappenhall Heys Residents Group fiercely opposed what they labeled a “brutalist” urban design being forced onto a rural, semi-suburban community.
The situation took a turn in May 2022 when House by Urban Splash went into administration, throwing the controversial development into limbo. The site was later taken over by Redrow Homes in partnership with Homes England. In March 2025, a revised application to build 237 homes on the site came before councillors. While the visual style shifted away from the “brutalist” look, controversy remained high.
