A TWO-storey office building no longer considered fit for modern office use will be demolished to make way for a warehouse building if proposals submitted to Warrington Borough Council are given the go-ahead.
The proposed development is at Washington House, Birchwood Park Avenue, Birchwood.
A report to be considered by borough planning officers indicates that the existing building is only about a quarter occupied.
There would be parking for 65 cars, 10 cycles and five motor cycles and there would be a high-quality landscaping scheme.
The site is allocated for employment within the local plan and is an existing employment site and benefits from in-principle support for new employment uses. As such, the principle of development is firmly established, the applicants state.
It is close to the highway network and therefore appropriate for the proposed employment development. The site is accessible for pedestrian and cyclists with a number of public transport options in the local area.
Overall, the proposed development will not result in any adverse environmental effects in terms of traffic/highways, noise, air quality, landscaping, drainage or visual impact and, as such, is acceptable in technical planning terms.
The new building will have a total floorspace of 7,074 sqm, of which 6,512 sqm will be for warehousing and 386 sqm for ancillary offices.
The scale of the building will be in keeping with existing development in the employment area.
Planning officers are currently studying the proposals.
