PLANNING permission has been granted to deliver 194 new homes and associated infrastructure on land at Warrington Road/Holcroft Lane in Culcheth.
It marks an exciting milestone for housebuilder Story Homes’ first development in the Warrington area.
Warrington Borough Council resolved to grant planning consent for the scheme at its Planning Committee meeting last night (March 20) subject to completion of a Section 106 Agreement*.
The development will include a mix of one to six-bedroom high-quality new homes, with 30% of the properties designated as affordable housing for eligible local residents. From first-time buyers to downsizers or those looking for a ‘forever’ family home, the scheme will offer a variety of house types to suit the needs of buyers at all life stages, including bungalows, apartments, semi-detached and detached homes.
The properties at this development have been designed with sustainability and energy efficiency in mind, with internal layouts that offer modern, open-plan living spaces and exterior design details that will create the unique street scenes for which Story Homes is renowned.
In addition, Story Homes will make a number of significant community payments in line with the Section 106 Agreement, totalling over £1.5m. This includes contributions towards education, sports facilities and healthcare. The plans also incorporate a large area of open space running through the development, and a Local Equipped Area for Play (LEAP) for use by both new and existing residents in the area. As part of the scheme, improvements will be made to surrounding footpaths and bus stops, enhancing accessibility for the community. Additionally, the development is designed to deliver a biodiversity net gain of over 10%, ensuring a positive environmental impact.

It is anticipated that on-site works for this new development will commence in autumn 2025.

Yet again another 106 Agreement WBC enters into with a developer seems to offer little towards lessening the impact of the development on our already unfit for purpose borough infrastructure. This one, which states there will be “Improvements to bus stops and footpaths” fails to address the obvious impact of a development comprising 194 mixed size and occupation houses will have on an already heavily trafficked area, near two schools with three narrow roads converging on a roundabout.
Totally agree. Plus our sewerage system is finding it hard to cope in places already. The area is overcrowded, traffic is abysmal when surrounding motorways are jammed and this is the only road a Rossthe moss for miles around.
Does this mean we get a other primary school to cope with more children? Another doctors?

The traffic on that corner is horrendous already. Bad decision all round.
Looks like the overall plan is to turn Warrington and Newton le willows along with Lowton and Croft into a city that is grid locked with traffic.
St Helens and Warrington council are failing and being bribed by developers. Along with all these additional housing there is a planning application to build the largest rail freight depo in the UK between Culcheth and Newton le willows. Short sighted planning with a few back handers.
Is this the missing piece of the Liverpool or Manchester Metropolitan District?
We’re contributing nearly 2,000 homes that include Peel Hall. The old Chester University off Crab Lane to the project. Soon there won’t be a blade of grass left on Warrington North that isn’t a joy to the many happy go lucky developers.
194 houses and a couple holiday homes somewhere sunny I’m guessing.
