Plan for 340 homes on farmland at Grappenhall

A MAJOR plan for 340 dwellings, including 102 affordable homes, on land at Thelwall Heys, Grappenhall has been submitted to Warrington Borough Council.

The scheme, submitted by Castle Green Homes, also involves new vehicle and pedestrian accesses off Cliff Lane, public open space, and an equjipped play area.

A number of Grade 2 Listed buildings are in the 20 hectare site, including Thelwall Heys House, which stands in its own grounds.
The site is bounded by the Trans Pennine Trail to the North, Pickerings Bridge to the east, Knutsford Road, Cliff Lane, and the Bridgewater Canal to the south, and Stockport Road to the west.

The applicants say the site offers an opportunity to create a high quality residential development in a sustainable location adjoining the existing settlement edge of Grappenhall and close to existing services and amenities. The development will provide a mix of housing types and tenure to cater for local needs, including provision for a number of self build/custom build plots and apartments.

“This will be a high quality development that respects the landscape character of the site and preserves the
open aspect and landscape setting of Thelwall Heys through careful design and layout. The development
will celebrate and respect its relationship to the Bridgewater Canal and the opportunities this provides for amenity and recreation.”

It will have attractive streets, public open spaces, well-designed houses and high quality hard and soft landscaping. New housing will be sympathetic to the existing character of the local area,
Thelwall Heys House and its grounds are located in the centre of the site, but are excluded from the application.
Currently, the site site comprises four large, arable fields on a roughly triangular parcel of land.
It is close to the Grade 2 Listed Pickering’s Bridge over the Bridgewater Canal.
Borough council planning officers are now studying the proposals.
