Green light for 66 bed extension on car park of Village Hotel

PLANNERS have given the green light for a 66-bed extension on the car park of the Village Hotel in Warrington.

The revised application was seeking full planning permission for the extension of the existing hotel on the Centre Park site.
No proposed changes are to be made to the access to the site and the extension is to be built on the existing car parking.

The proposed extension includes a lower ground floor which is purely for background services and then three floors of accommodation which create an additional 66 hotel rooms. The
extension is proposed to have a pitched roof and it is proposed to be accessed from an existing wing of the hotel by a link and the extension is located parallel to the hotel to the south of the existing building and is a side extension though is created as a separate wing to the hotel to enable the rooms to all have outlook.
The extension is proposed to be located on an area that is currently used for parking and 101 parking spaces are proposed to be lost.

Amended plans were negotiated and submitted by the applicant and have resulted in changes to the original submission, which can be summarised as change to the design of the proposed extension and amendments to address objections from the LLFA and Environment Agency.
In the interests of residential amenity, the applicant/agent/developer is strongly advised to adopt the following recommended construction/demolition hours for all works on site.
Works audible at or beyond the site boundary should not occur outside of Monday to Friday 08.00hrs to 18.00 hrs, Saturday 08.30hrs to 13.30hrs and at no time on Sundays or Public/Bank Holidays.
Whilst the building, trees and shrubs on land to be developed have been assessed as negligible for supporting roosting bats, the applicant is reminded that under the Habitat Regulation it is an offence to disturb, harm or kill bats. If a bat is found all work should cease immediately and a suitably licensed bat worker employed to assess how best to safeguard the bat(s). Natural England should also be informed.
Warrington Borough Council planners have approved the application under delegated powers.
