PLANS to demolish a house at Appleton and replace it with a new large six-bedroom Neo-Classical property have been approved.
Town planners approved the application despite objections from residents, parish and borough councillors.
The Development Management Committee at Warrington Borough Council met on Thursday evening at Warrington Town Hall.
The application involved the demolition of a property at 8 Delphfields Road which Appleton Parish Council objected to.
Three neighbours also objected and a ward councillor but the recommendation from planners is approval subject to conditions – including the approval expires after three years.
The existing property is a four-bedroom house which was built in the 1930s and is two storey. It will be replaced by a six-bed property which utilises some of the original footprint of the original house. It is described as being “Neo-Classical architecture with a forward portico and of brick construction.”

But there were objections from residents who were concerned about “the impact on residential amenity overlooking and privacy.” There were also concerns expressed about the impact on the amenity and local character.
Cllr Judith Wheeler, an Appleton ward Liberal Democrat councillor, objected to the proposals due to its “size, scale and massing which was out of keeping with the street scene.” She also objected on the grounds of “residential amenity” to a neighbouring property at number 10 Delphfields Road.
Appleton Parish Council, meanwhile, objected on the grounds of overlooking and “invasion of privacy” to a property in neighbouring Tynwald Drive. They also objected as a result of “overshadowing and loss of light” to a neighbouring property identified by Cllr Wheeler.
The committee was told that “the principle of a replacement house in a residential area is acceptable. The proposed replacement dwelling house would not have an unacceptable impact on local character.”
And planners concluded: “There would not be any unacceptable adverse impact on residential amenity.”
The development is self-build and subject to a “satisfactory unilateral agreement.”
There is “no commonality of architectural form style” on Delphfield’s Road, the planning report noted.
Members of the committee voted to approve the application.
