Springbrook Pub facing demolition as planners recommend go ahead for 70-bed care home

PLANNERS are recommending approval for a state-of-the-art new 70-bed care facility which will result in the demolition of the Springbrook pub in Grappenhall, Warrington.

A total of 17 representations have been received, with 14 objections and 3 letters of support.



Objectors say it will result on the loss of community facilities – claiming pub companies are using the COVID-19 pandemic and subsequent loss of income as a reason to justify the closure of pubs.
They also stated the former The Dog & Dart pub in the village closed for elderly accommodation and the Springbrook should stay for the community.
But Warrington Borough Council planners say the principle of residential development in this location is acceptable and in accordance with policies CS1 and CS2 of the Local Plan Core Strategy.
The site comprises previously developed land and is in a sustainable location, accessible by public transport routes.
They say the proposed development would make a contribution to the supply of new residential accommodation to meet the needs of the elderly and enabling a greater degree of self-independent living and the loss of the public house is considered acceptable as it is considered unviable and would not be detrimental to the viability of the community.
The scale, appearance and layout of the proposed building is considered acceptable given its context. The proposed scheme would not give rise to unacceptable impacts on the amenity of the area, heritage assets or residential amenity.
The access arrangements to the site and parking provision are also considered to be acceptable.
Developers say the purpose-built ‘new generation’ care facility, which would create 80-100 local jobs, would meet an identified need in the local area for high-quality care for individuals who no longer feel able to cope independently at home or those who may be looking for round-the-clock care for their loved ones.
The proposed home will offer the highest standards of person-centred care and an exceptional clinical offering including residential, nursing and specialist dementia care services in a safe, comfortable and home-from-home environment.
