Urban village revisions confirmed

PLANNING bosses have confirmed proposed revisions to the masterplan for Warrington’s newest community – Chapelford Urban Village.
Members of the borough council’s development management committee have approved the revised masterplan as an up-to-date guide to the development of the remaining phases of the urban village.
This will fix the locations of the primary school, health centre, retail area, pub/restaurant and remaining residential components.
Outline planning permission for Chapelford was granted in May 2002.
Almost two years later, a design guide was approved which expanded upon an illustrative masterplan was approved as part of the outline permission.
In March 2006, amendments to this masterplan were approved, taking in account progress on site at that time.
Later the same year, draft revisions to the masterplan, including changes to the location of the school, health centre, shops and pub/restaurant were used as a basis for the submission of detailed planning applications.
The school is located next to Dakota Park to allow convenient use of the park’s facilities by the school. Fixing the site will allow construction of the school for September 2012.
An area near the southern edge of Chapelford, close to the railway, originally residential but amended to residential and mixed-use in 2004, will revert to residential.
The use of this area for non-residential purposes attracted heavy criticism from nearby residents and residents’ associations.
The Burtonwood Heritage Centre – originally intended to be in the urban village – has now moved to a permanent home at Gulliver’s World so has been deleted from the masterplan.
