PLANNING chiefs are being recommended to refuse permission for extensions to a Green Belt cottage – even though there would be no unacceptable impact on the local area.
The cottage is in Stockton Lane, Grappenhall is believed to date back to 1897, although it has been extended previously – probably since 1948.
As such, these extensions should not be regarded as part of the original building, planning officers say.
Based on the information available, they argue that the proposed extension represents a disproportionate addition to the original cottage which would have a harmful impact on the Green Belt.
There are no special circumstances that would allow development in the Green Belt, meaning the principle of development is not acceptable and the plan should be refused.
However, there would be no unacceptable impacts on the defined local character of the area, nor on residential amenity.
The extensions would be used for a shower room, additional bathroom and kitchen extensions
Grappenhall and Thelwall Parish Council have been consulted but have made no observations.
However, borough councillor Ryan Bate has pointed out that there is no firm evidence of the extent of the original property and that similar extensions have been permitted locally.
