Surprise and concern as Peel Hall site sold in £100m deal

CAMPAIGNERS and local Cllrs are seeking an urgent update from the new owners of the Peel Hall site, following its sale by Satnam to a joint venture involving Countryside Properties and Torus Housing.

The news that the Peel Hall site has been sold for more than £100 million to a consortium has been met with concern by members of the Save Peel Hall Campaign group.

Campaigner Jim Sullivan said: “We knew the site would have a high price tag, but a sale price above £100 million means that the average land price per home will be above £80k before any building work takes place. It’s a challenging site with a high water table which will make build costs on the high side. These properties will be expensive. So much for affordable housing”.

The campaign group has had an assurance from Warrington Borough Council that they will be invited to conditions meetings, where building conditions are agreed.
Another Campaigner, Wendy Johnson-Taylor added: “We were surprised to see Torus becoming one of the developers. We hadn’t been aware that they were even in the mix until now. Given the close relationship between Torus and Warrington Borough Council we found this surprising”.

Meanwhile, local Cllrs Nathan Sudworth, Cllr Hilary Cooksey and Cllr John Kerr Brown, issued a statement saying: “We were first made aware of the sale of Peel Hall on Wednesday along with other residents and local campaigners.
“We are making enquiries to further understand the unfolding situation and have already been in touch with council teams on Wednesday afternoon.
“We will be looking to speak with the new owners as soon as possible and as a matter of urgency.
“We are hoping for a more responsive relationship from the new owners than we had with Satnam.
“If residents have any questions or concerns they would like us to raise please send us an email and we will ensure we take these with us.”

Housebuilders Countryside Partnership has acquired the 170-acre Peel Hall site from Satnam Investments, in a joint venture with Torus Housing, and are said to be planning to build 600 properties each.
Countryside Partnerships and Torus Developments are believed to have paid in excess of £100m for the site. The companies are seeking to progress a mixed-tenure scheme, delivering 600 homes each, with 500 described as being
available on affordable tenures. It is the largest site Torus has undertaken.
Satnam was granted outline planning permission for up to 1,200 homes on the site at appeal in 2021.

Warrington Borough Council had rejected the plans during many lengthy planning battles over a number of years.
After winning their appeal Satnam appointed Savills to find a buyer for the site, understood to be one of the largest residential opportunities in the North.
The development site borders the M62, Poplars Avenue, Windermere Avenue, and Grasmere Avenue.
Torus has been approached for comment while Warrington Borough Council has declined to comment at this stage.

  1. its a done deal. council got no interest in anyone trust me!. wasting your time with them. pay our council tax for what? !!!!!!!!!!!!!!!!!!!!

    just look at the state of our roads. full of potholes!

  2. Lets be honest Torus and Warrington Borough Council are virtually one and the same with countryside involved to make it look like less coincidental. It’s safe to assume the development was in WBC’s two faced plan all along . Behind closed doors an arrangement was made in my opinion. Looking back it is no wonder why they were so keen to keep the peelhall site in the local plan. This is clearly a story of money ,power ,corruption and a complete disregard for residents of the area . 10 years of hell during construction are to come . A future of chaos on the roads and lack of essential services and school places and a significant increase pollution( 2000+ more cars ) . When complete Warrington will have something of a new Rylands Drive or Chapel Ford type estate . Expect an influx of drugs crime , violence and migrants as per the aforementioned estates as an example . Increases of litter discarded on the streets that WBC already fail to deal with are to be expected. It’s such a loss to the environment and decency of residents that live in the surrounding areas . I don’t even want to live here anymore I give up . Property values around Enfield park Rd and surrounding areas will surely be effected in a negative way sell up before it’s too late 👎 .

Having a green space is imperative when living in an area with lots of flats, and especially for those with mental health conditions, not to mention the many dog walkers, this is not a wealthy area, mental health is an issue, so why remove something that helps people, and we are loosing trees and natural habitat for wildlife, it’s important to maintain a balance of nature and human interaction, why destroy that which we hold dear 🥺
