Satnam launch a new battle for Peel Hall

LITTLE more than a month after losing an appeal over its plan for 1,200 homes at Peel Hall, Warrington, developers Satnam Millennium have launched a new planning battle.
The company is already in pre-application discussions with the borough council, according to MP Helen Jones.
She has warned campaigners that the battle for Peel Hall may resume more quickly than they expected.
The Warrington North MP said: “I understand Satnam have started the process of applying again to build on Peel Hall just over a month after the planning inspector found against their last application.
“ Pre-application talks with the council’s development management team are already underway.
“Many of us thought that Satnam would return but the local community may be in for another fight earlier than we expected.”
A week ago, the MP launched a petition calling on Warrington Borough Council to remove the Peel Hall site from its local plan to ensure that no development is allowed.
More than 500 people have already signed it.

Satnam have been seeking planning consent to build houses at Peel Hall for almost 30 years.
They have twice gone to appeal – and twice been defeated.
When the most recent appeal was lost in mid-December, campaigners described it as “the best Christmas present ever.”
They knew there was a strong possibility of Satnam again seeking planning consent – but few thought it would be so soon.”
Satnam’s latest appeal was lost for a number of reasons including:
*it failed to demonstrate that there would not be an adverse impact upon the safety and efficiency of the local and strategic highway network.
*The evidence provided lacked clarity in a number of areas while the appeal site was in a very sensitive location regarding air quality management and the proposal failed to show it would not give rise to an adverse impact on local air quality.
*The proposal would have an adverse impact upon the character of the area which, as the site was built out, would gradually change to become a busier and, for pedestrians at least, noisier area through which to travel.
*The scheme could not be regarded as deliverable because the appellant did not have control of the entirety of the appeal site and did not appear to have support from a bus operator to run a proposed service through the site.
*Without evidence that the Mill Lane playing field site being available for the development it was difficult to see how the scheme could be regarded as deliverable as there was no reason to consider that the site would be sold to the appellant.

  1. Satnam are wasting everybody’s time, not to mention public money, on these applications and appeals.

    Everybody – please sign that petition. WBC – you need to step up early on this one, if you hope to retain the support of North Warrington.
