PLANS for a new house to replace one demolished four years ago will result in a “dramatic increase” in the size of the dwelling, according to objectors.
Penketh Parish Council has objected to plans for the property in Farnworth Road, Penketh.
But planning officers are recommending it be approved.
Outline planning permission exists for a new dwelling on the site, to replace one demolished in September 2004.
Planners say the replacement dwelling is approximately 100 sq metres in size while the original property was 56 sq metres. But plans for a detached garage have been dropped.
A planning spokesman said: “As a rule of thumb, an allowance for extensions up to 30 per cent for dwellings within green belt is generally considered acceptable, which in this case would allow for a footprint of 73 sq metres – still less than the current proposed scheme.”
Planners say the impact on the green belt will be limited as the original dwelling was smaller than neighbouring properties and the new dwelling would be more in keeping with its surroundings.
They believe the new property would be “more attractive” than the original house.
