Builders offer villagers a blank canvas

RESIDENTS of one of Warrington’s smallest villages are to be offered a “blank canvas” by house builders planning a major residential development.
A public consultation has been launched on development proposals for Appleton Thorn and residents and other community stakeholders will be asked what they think should be included in the scheme proposed for a site on Stretton Road.
Developers Bloor Homes are to hold a public exhibition at Appleton Parish Hall, Dudlow Green Road, Appleton on June 16 from 2pm to 7pm.
The company will then hold a second meeting in July before plans are finalised and a planning application submitted to Warrington Borough Council.
Mark Waite, strategic planning director at Bloor Homes, said: “This is an exciting scheme for us and the people of Appleton Thorn. We really are offering residents a blank canvas and we want local people to tell us what they would like to see in the village. Of course we want to deliver much-needed new family housing and affordable homes on the site, but there is also the opportunity to deliver more than that.
“We want to understand what villagers want. Does Appleton Thorn need a village green? How about a children’s’ play area or a new shop? If people don’t tell us, we won’t know. This really is genuine consultation. Our ears – and minds – are open and we look forward to hearing what local residents have to say.”
As well as providing much-needed new homes and the opportunity to deliver new facilities or community assets, development can deliver wide ranging benefits for Appleton Thorn, the company says.
New family housing will help to retain young families in the area, as well as bring in new residents, contributing to sustaining the vibrancy of village life.
The village would see an economic boost as new residents spend their money in local shops and services, and village facilities will be sustained as more residents make use of them. In addition, new jobs will be created in the local construction industry throughout the build period and Warrington Borough Council will benefit from additional funding through the Government’s New Homes Bonus.

Bloor Homes, one of the largest privately owned house building groups in the UK, have shown an interest in Appleton Thorn before, holding a consultation meeting a year or two ago.
It is believed the land they wish to develop is opposite the village hall, bounded by Stretton Road, Arley Road, Pepper Street and Chapel Lane.
Villagers are likely to be opposed to housing generally, but the possibility of the development including a shop – the village doesn’t currently have one – could sway some residents.
