Landmark lease secured at Warrington’s Birchwood Boulevard

AGENT Till Asset Management has secured a major letting at 210 Birchwood Boulevard, Warrington, with Fortune Global 500 energy management and automation specialist Schneider Electric taking 18,555 sq ft across the ground and first floors.

The deal, with a quoting rent of £20 per sq ft., follows a significant repositioning of the building following the departure of former occupier Avios, which had occupied the property for more than 20 years. More than £3 million has been invested in a comprehensive refurbishment programme to transform 210 Birchwood Boulevard into a best-in-class office environment aligned with the evolving needs of modern occupiers.
The building has been fully decarbonised with the installation of a VRF air conditioning system throughout and now boasts an EPC A rating. The building also benefits from a feature reception/business lounge, communal meeting rooms, gym and EV charging provisions.
Schneider Electric, advised by CBRE, is set to occupy more than half of the building’s total 33,204 sq ft accommodation. The refurbishment programme was adapted to accommodate its bespoke requirements.
