ANGRY residents have failed in a bid to block plans to build a commercial building for shops and offices at a busy Warrington junction.
Residents of Penketh attended a meeting of the borough council’s development management committee to oppose the application by Thwaites Properties for land at the junction of Stocks Lane and Warrington Road, Penketh.
Objections were received from 13 neighbours and from local councillor David Keane and concerns were also expressed by Penketh Parish Council.
The plan is for a building containing three shop or office units with a shared kitchen and disabled toilet. It will be lower than surrounding properties – the Crown and Cushion pub and St Paul’s Church – and will have 10 parking spaces.
Objections were based on the size of the building, inadequate parking and delivery facilities and general road safety issues.
Neighbours argued that there was already a lack of parking in the area and severe traffic congestion.
They said modern commercial retail units would be out of character with the area and would result in over-development of the site.
But planning officers said the building was appropriate to meet the needs of the local community without harming existing retail facilities and would not damage residential amenity. Parking and access arrangements were adequate.
The committee approved the scheme subject to a number of conditions, including one that there should be no amalgamation into larger units.
