Popular Greek Restaurant wins planning permission to expand following previous refusal

A popular village Greek Restaurant has won permission to expand after working closely with Warrington planning officers following a previous refusal for a retrospective application.

The Santorini Greek Restaurant in Stockton Heath, Warrington, has now been granted planning permission by Warrington Borough Council for a single storey flat roofed rear extension with skylights and rear entrance gate at its premises on London Road, Stockton Heath.

An earlier retrospective application was required to increase the business viability, according to the applicants.
The site has been subject to a recent application for a retrospective development which was refused and subsequently dismissed at appeal.
The new application sought permission for the erection of a single-storey brick rear extension which would extend some 5m beyond the main rear elevation of the building to the rear site boundary and would be 4.27m in width
so as to preserve a 1m wide separate side access to the bin storage and service area. The revised proposal would have a flat roof height of 2.7m, excluding a parapet and includes a rear gate to the separate access and
new rainwater goods. The proposed extension would provide a further 20 covers to the cafe.

Following discussions between the agent and WBC Planning and Conservation officers on the proposed design and materials and the character of the rear elevations around the site, amendments were provided on request, which replaced a proposed glazed hipped roof element with a simple flat roof and parapet design. Skylights were added to the flat roof, which would be disguised behind a parapet.
It is acknowledged that both the agent and the applicant worked with Warrington Borough Council to achieve the highest standards of design and development.
Consideration has been given to the necessity to reconsult on the amended plans received. In this instance, it is considered that the proposed amendments do not constitute substantial differences or fundamental change
to the originally submitted proposal. The LPA has acted fairly and reasonably, taking into account the duty to fully consider representations from interested parties and considers that nobody has been deprived of the
opportunity to make any representations that they may have wanted to make on the application as amended due to the nature of the change/s.
There were no objections to the scheme.
