Sale of former Wilderspool stadium site for new housing development moves forward

THE sale of the former Warrington Wolves’ Wilderspool Stadium site as a new housing development has moved forward.

The 5.4 acre site will include a 20 per cent affordable homes requirement. A plan for 160 houses on the site was submitted in 2019.

Wire Regeneration, the joint venture between Warrington Borough Council and development and property management business Langtree, has completed the conditional exchange of the key housing site to North Wales-based Edwards Homes.

The 5.47-acre site off Wilderspool Causeway (A49) includes a 20 per cent affordable housing requirement and is accessed from Fletcher Street.
“We’re delighted to have fulfilled another element of the Southern Gateway ambitions,” said Josh Downes, executive director – development at Langtree. “This will make an important contribution to Warrington’s housing needs and adds further momentum to our plans for the wider area.”
Commenting on the transaction, Will Rees of property advisors Legat Owen who acted for the buyer said: “Edwards Homes are a great fit for this regeneration site, having successfully developed out a number of brownfield sites in the region. They are now working up their reserved matters application and are looking forward to contributing to the regeneration of the Southern Gateway site.”

Meanwhile, work is nearing completion on the multi-million-pound refurbishment of neighbouring St James Business Centre, with the town’s former bus depot next door to St. James now cleared and ready for development.
Edwards Homes will now seek reserved matters consent for the site, which will address issues such as façade treatments and road layouts.

The final game at Wilderspool took place on September 21, 2003, when Warrington defeated Wakefield Trinity 52-12 in front of around 10,000 fans.
