Developer secures 30 acre greenfield site at Grappenhall Heys for new housing development

DEVELOPERS have secured a 30-acre greenfield site for a new residential development at Grappenhall Heys, Warrington – subject to planning permission.

Following a competitive tender process, Redrow has exchanged contracts with Homes England to progress the new residential development. In the coming months, Redrow will consult with the local community and key local stakeholders, ahead of submitting a planning application later in the year.

Subject to planning consent, it is hoped the development will meet a need for family housing in the area, offering a mix of one-to-five-bedroom properties from Redrow’s contemporary Inspired range, while providing 30% affordable homes on the Grappenhall Heys site.

This Grappenhall heys site has previously been granted planning consent for a scheme by another developer, but Redrow will be submitting a new planning application later this year.

The proposals will include new play areas, footpath networks to connect to local walking routes, open space and mature trees around its boundary.

Located close to Grappenhall Heys Walled Garden and with a primary school adjacent, the site has good connectivity into Warrington, Stockton Heath, and the northwest motorway network.
All properties will feature air source heat pumps to provide heating and hot water, reducing homeowners’ energy use, plus underfloor heating to the ground floor in detached designs, and EV charging points.
Subject to planning, it is hoped that construction work can begin in 2025, with the first homes going on sale later that year.

The Grappenhall heys site had previously involved an Urban Splash joint venture which went into administration. The site had controversially been granted planning permission to build 228 eco-friendly homes.

The proposed development had been described as a “blot on the landscape” by nearby residents but was voted through by Labour members of Warrington’s planning committee last July.

  1. Make sure all the ancillary services are provided ie Doctors surgeries , Dentists, Pharmacies . WBC take the money under the section 106 agreement but fail to make the services materialise.
