Offices, restaurant, to rise from the ashes

TWO office units and a restaurant or retail store will be built on the site of a workshop building which was destroyed by fire if Warrington planners give the go-ahead.
The scheme has been put forward by Urban Developments Ltd and involves land off Knutsford Road, Latchford, near its junction with Carol Street.
It was occupied by an embroidery workshop which burned down some years ago but has lain empty, but fenced off, ever since.
A single –storey building would house two office units and either a shop or a restaurant or café. A landscaping scheme around the perimeter of the site is also proposed, along with car parking for 18 vehicles, a cycle park and a bin compound.
It would front onto Knutsford Road, but access would be from Carol Street.
At present, a church occupies land to the rear of the site and there are shops and houses nearby.
Planning officers are supporting the application. They say it is on the fringe of the Latchford Local Centre and can be reasonably accepted as part of the centre
The retail element is considered to be of an appropriate scale for the area and although the site has a high probability of tidal and river flooding, the area benefits from flood defences.
A spokesman said: “The proposed design is considered to be acceptable and will contribute to the character and appearance of the area. Adequate parking is proposed and servicing arrangements are acceptable.”
