A WELL-established hotel at Warrington has gone on the market with a £1,250,000 price tag.

Specialist business property adviser, Christie & Co is handling the sale of the Villaggio Hotel which is located half a mile from Warrington town centre and comprises 25 tastefully decorated en suite letting bedrooms set across the first floor and an Italian restaurant on the ground floor, with seating for 130 covers in both the main dining area and adjoining conservatory. In addition, there are two separate function rooms, both with a private bar, accommodating for 210 covers collectively.

Externally, the site features well kept gardens to the rear of the property and a car park for up to 42 vehicles, plus additional parking is available in the evenings as the hotel benefits from the use of the adjacent health centre’s 43 vehicle car park. This is of particular benefit to the Italian restaurant, as it allows for a greater number of non-resident diners and greater accessibility for customers.

The hotel is close to local attractions, including Gulliver’s World Theme Park and the Golden Square Shopping Centre and l provides a convenient base for visitors to the area. The property is also within a 30 minute drive of both Manchester and Liverpool airports, making it well placed for both business and leisure travellers.

Current owners Mustafa and Mary Turkoza are seeking a sale of the business in order to pursue retirement, after 19 years of ownership. They said: “We have thoroughly enjoyed running the Villaggio Hotel and look forward to working with Christie & Co to find new owners for the business.”

Tom O’Malley, senior business agent who is handling the sale, said “The current owners have worked hard to establish a strong reputation for the Villaggio Hotel during their tenure. As a result, they enjoy a profitable business that is an integral part of the community within Warrington. Potential purchasers could look to capitalise upon the business’ extensive function space, as the two separate rooms can effectively cater for weddings, birthdays and a whole host of special occasions. By developing this aspect of the business further there is scope to drive revenue and profitability.”

The Villagio Hotel is offered for sale on a freehold basis off an asking price of £1,250,000.
