Warrington entrepreneur Stephen Moss is preparing to invest at least a further £10 million in established estate and letting agencies across the UK.
Stephen is CEO of Sourced, the Warrington-headquartered property group that has completed four acquisitions this year, including national estate agency network Open House.
The group now has around eight more acquisitions progressing through its pipeline, with the majority expected to complete before the end of 2026.
The investment forms part of Stephen’s plans to continue building a national property group from Sourced’s base in Warrington.
Stephen said: “We have reached an incredibly exciting stage in the growth of Sourced. We have completed four acquisitions this year, have around eight more progressing and are actively looking to invest at least a further £10 million.
“To be leading that growth from Warrington and demonstrating what can be built here is something I am extremely proud of.”
Sourced is seeking established estate and letting agencies whose owners are considering a sale, retirement or succession.
Stephen said many of the owners approaching the group have built strong and profitable local businesses but are now thinking carefully about their future.
He explained: “These owners have often spent decades building their agencies, developing their teams and earning the trust of local clients.
“The industry is changing quickly. Regulation continues to increase, operating costs are rising and owners are being asked to make continuous investments in technology and artificial intelligence. Some are excited by that challenge, while others feel it is the right time to step away.
“They are not necessarily selling because the business is struggling. They are looking for someone who will recognise what they have built, protect its value and give it the support needed to continue growing.”
Sourced says it is interested in established businesses, rather than solely purchasing their managed property portfolios. The group will consider agencies with experienced teams, reliable revenue and strong local reputations.
Each opportunity will be assessed individually and will be subject to financial, legal and operational due diligence.
Stephen continued: “Our ambition is not simply to buy businesses. We want to protect successful local agencies, support the people within them and create new opportunities for growth.
“The £10 million is a minimum rather than a ceiling. If the right agencies and the right opportunities come forward, we are prepared to invest further.”
