Green light for new plan for nine affordable homes at rear of pub

A new plan for the development of nine affordable homes on land at the rear of the Rose Inn pub at Great Sankey, Warrington, has been approved by town planners.

The revised application was for a residential development on land to the rear of the Rose Inn Public House off Hood Lane for nine one and two-bedroomed affordable dwellings in a three-storey building with associated residents’ amenity space, car parking, bin storage and vehicle access from Hood Lane.

It was a resubmission of a previous application that was refused last May, incorporating a revised design.
The development by Square One Homes (Warrington) Ltd provides a “unique concept in modern urban living.”
It is described as a specialist development of high-quality, entry-level market housing, which is aimed at helping a range of homebuyers to access local housing at affordable prices.
It does this by identifying previously developed land in accessible urban locations, which mainstream homebuilders often overlook and reject, providing contemporary one and two-bedroomed properties for private sale using an innovative design approach.
By minimising costs, energy bills and service charges, affordability is the key benefit of a Square One Homes property and why they are especially attractive to first-time buyers including key workers, young professionals and older people down-sizing.
The planning application incorporates a revised building design and site layout to resolve the previous issues for refusal.
Warrington Borough Council planners have now approved the new application.
