Cockhedge Centre could make way for 900 apartments – up to 12 storeys high

A MAJOR plan to build up to 900 apartments, in blocks up to 12-storeys high, on the site of Warrington’s Cockhedge Centre has been submitted to borough council planners.

The development – put forward by Cockhedge Property Unit Trust and Warrington and Co – involves the western element of the Cockhedge shopping centre and the now vacant New Town House, which is due to be demolished.

Outline proposals are for about eight blocks of apartments, ranging from five to 12-storeys.

There are also proposals for a hotel, a landscaped public realm area, central square and offices.

Buildings within the existing Cockhedge shopping centre to be demolished include the former Wilko’s, the former TK Maxx store and Gala Bingo, as well as a number of vacant properties.
But although the Asda store is included in the development area, it is not currently part of the proposals, although its car park is.

The precise housing mix will be dependent on market demand when detailed plans are put forward. But it is expected the development will accommodate a mixture of 1- and 2-bedroom apartments, with the potential for some 3 bed apartments.

The applicants say the site is in a highly sustainable position close to Central Station where the development of a high-density residential-led mixed-use development will make the optimum use of this brownfield site. The mix of apartments will secure social benefits whilst contributing to the delivery of new homes and help to meet identified needs and ensure that an attractive and balanced housing offer is available.

A central square is proposed with attractive pedestrian linkages from Buttermarket Street, through the Central Square to the main surrounding pedestrian routes – Buttermarket Street, Town Hill, Scotland Road, Crown Street, and Winwick Street.
