Omega development gets the green light

PLANNING chiefs at Warrington have given outline planning consent for the next phase of development on the giant Omega site – 2.1 million sq ft of logistics and manufacturing premises on 150-acres of land in the southern part of the site.
Zone 7 – as the site is known – will provide:
*Development opportunities for smaller local businesses in logistics and manufacturing as well as large national occupiers
*A new access road to junction 8 of the M62
*Thirty five acres of green space for wildlife preservation.
A new access road, Skyline Drive, is being built before any further development comes forward to create traffic relief for local roads.
It will provide access for heavy goods vehicles to Omega directly to and from the M62 and can also be used by lorries travelling to and from the Royal Mail site on Orion Boulevard.
Improvements to signalling at Junction 8 to relieve congestion have also been secured as part of the planning permission.
Another key feature is the “Green Heart”. Habitat creation in this 35 acres central park and woodland landscape area will benefit species such as amphibians, bats, hare and hedgerow birds.
The open green space will be accessible to the whole Warrington community to use and will be linked across the site by green corridors providing opportunities for cycling, running or dog walking for all.
The delivery of Zone 7 is part of a wider masterplan for Omega.
In total the whole development is expected to create around 24,000 new jobs over the next 25 years for a range of skills.
It also proposes to provide 1,100 new homes, a local supermarket, neighbourhood shops plus a family pub, hotel and restaurants to serve the site and the local area generally.
It may also include further community facilities such as a new primary school, doctors’ surgery and extra care centre.
Development is being carried out by Omega Warrington Ltd (OWL) – a joint venture between Miller Developments and KUC Properties Ltd (part of The Royal Bank of Scotland Real Estate Asset Management), in partnership with landowner the Homes and Communities Agency and supported by Warrington Borough Council and the Cheshire and Warrington LEP.
