UBC Flexible Offices has announced a significant expansion of its Warrington operations.

In response to growing regional demand for high-quality, agile workspaces, UBC Flexible Offices will relocate from its current home at Rutherford House to a new larger, custom space at Washington House, located on Birchwood Park Avenue.
Scheduled to officially open its doors by October 1, the move represents a massive investment in the regional economy. The new site spans about 25,000 sq ft, approximately double the size of UBC’s current Warrington location and will feature over 50 private offices capable of accommodating teams ranging from single entrepreneurs up to 50-person enterprises.

The custom fit-out, which is already underway, is designed with the evolving needs of modern workers in mind.
In addition to standard serviced offices, coworking spaces, and meeting rooms, Washington House will boast an impressive suite of premium amenities, including:

• Dedicated quiet pods for deep focus
• A state-of-the-art podcast studio
• A multi-faith prayer room
• Two large, contemporary kitchen breakout areas
• Landscaped outdoor seating space
• On-site parking equipped with EV charging points
• Modern shower facilities

UBC managing director Richard Johnson said: “The move to Washington House marks a thrilling new chapter for UBC as we continue to drive our national portfolio forward. has always been a powerhouse location for us, and this substantial investment reflects our absolute confidence in the region’s economic growth. By doubling our footprint to 25,000 sq ft, we are not just expanding our business; we are creating a launchpad for local enterprises to thrive. This premium, custom-engineered space allows us to serve the changing dynamics of the modern workforce while deeply embedding UBC into the future economic success of the North West.”
