Work set to start on final phase at Omega Warrington

WORK is set to start on the final residential phase at Omega Warrington, following Reserved Matters approval for a 68-home development that will complete Miller Homes North West’s involvement in the landmark scheme.

The development, which will be named Aspen Row, will comprise 51 private homes and 17 affordable properties, delivering a mix of house types as part of the final stage of residential delivery within the wider Omega masterplan. Enabling works are scheduled to commence in April, with infrastructure works being delivered by GRS Group, and first legal completions anticipated later this year.

The milestone represents a full circle moment for Miller Homes, which was the first housebuilder to deliver homes at Omega and will now complete the final residential phase, bookending one of the North West’s most significant regeneration projects.
Omega Warrington, on the site of the former RAF Burtonwood airbase, has been developed by Miller Developments under a Development Agreement with Homes England and extends to more than seven million square feet of commercial space, alongside residential neighbourhoods, a retail park and a 40-acre public park. The final Miller Homes phase will complete the residential element of the established community.

John Hardy, Land Director at Miller Homes North West, said: “Securing Reserved Matters approval and preparing to begin works on site marks an important step forward for our final phase at Omega. With enabling works due to commence in April, we are now moving into the delivery stage of the development and look forward to seeing the site progress over the coming months.”
He added: “As the first housebuilder to deliver homes at Omega, it is particularly rewarding for Miller Homes to now return and complete the final residential phase. The opportunity to bookend such a significant regeneration scheme reflects our long-term commitment to the area and the strength of demand for new homes within this well-established community.
Homes at Aspen Row are expected to be available to reserve from Spring 2026, with first completions anticipated by autumn this year.
