Where the best housing “bargains” are to be found

BUYING or selling a house, it could be useful to know where the best “bargains” are to be had in the Warrington postcode area.
House buying firm Property Solvers has been studying the market over the last 12 months and come up with some interesting results.
Over the whole of the WA postcode area – which covers a much wider area than the borough of Warrington – home owners cut their asking prices by an average of £7,468 to secure a sale.
The biggest drop in asking prices was in the WA16 area – which is actually High Legh, Knutsford, Mobberley and Ollerton – where home owners dropped their prices by an average of £17,648.
And in the WA7 area, which is actually Runcorn, the lowest average drop was discovered – £3,094.
The company tracked 1,128 property transactions between June last year and this month to arrive at its conclusions.
A spokesman for the company said: “Whilst it’s logical to expect a bit of ‘wiggle room’, its increasingly evident that something is amiss in the marketplace and properties are getting overpriced at the marketing stage.
“Some estate agents provide an over-hyped valuation to win the instruction and, in many cases, this leads to homes lingering on the market much longer than they need to
“Pricing at the right level saves so much time and headaches.”
They suggest looking an online data from HM Land Registry which tracks the prices properties are sold for and not what they are marketed for.
