Objection to “granny flat” plan

PLANNING chiefs at Warrington are being asked to rule on an application to build a garage with a “granny flat” above in the grounds of a Locally Listed house.
Appleton Parish Council has lodged objections to the proposal at Birch Tree House, in Red Lane, Appleton.
The proposed garage would replace an existing timber garage which the parish council says is in keeping with the main house.
An earlier proposal was withdrawn after planning officers expressed concern that the garage would be only 1.1 metres from the house. But the new proposal has increased the gap to two metres.
Appleton Parish Council says the proposal is for a separate, habitable building which would be a substantial building in its own right and would ave the potential for the creation of an independent dwelling.
They believe the garage with granny flat over it might detract from the character of the Locally Listed house.
They want members of the borough’s planning committee to visit the site before reaching a decision and, if permission is to be granted, to impose a condition that the new building be not sold separately to the main house.
Planning officers are recommending the scheme be approved, although a slightly different siting might have been preferable. They say the new building would respect the main house in terms of design replicating windows and brick detail.
