Four-acre eyesore site to be re-developed

A MAJOR plan for the re-development of a sprawling, four-acre site for leisure, storage, distribution or office use has been given the go-ahead by Warrington planners.
The development will take place at Tanyard Farm Estate, off Rush Green Road, Lymm and will involve the demolition of the sprawling, poor quality buildings and hardstanding currently existing on the site.
Members of the borough council’s planning committee were told the development – which would have parking for 56 cars – adjoined the site of the former Rush Green Service Station, (pictured above) which has already been given planning consent for a new supermarket.
Some 57 parking spaces had been approved as part of the supermarket plan.
Lymm Parish Council offered qualified support for the scheme. While they welcomed proposals to tidy up the site they were concerned that the proposed building would be “rather voluminous and intrusive” and might not fit in with adjacent Green Belt land.
There was also concern about the extra traffic that would be attracted to the site, particularly as there would be parking for 163 vehicles on the development and adjoining supermarket scheme.
Neighbours were concerned at the height of proposed buildings, intensification of use of the site, the visual impact and traffic implications
But there was also support from people who welcomed promised landscaping improvements.
Officers argued that overall the development was acceptable, subject to suitable design safeguards. They pointed out that the size of the proposed building would be significantly smaller than originally proposed.
The committee imposed conditions that the car park should have a “grass-crete” surface and suggested that the applicant should carry out improvements to adjoining land which was currently an eyesore.
