Co-op store plan is thrown out

PLANNING chiefs at Warrington have thrown out proposals for a new Co-op store on land used as a pub car park.
Members of the borough council’s planning committee refused permission for the single-storey food store in Chapel Lane, Burtonwood despite officers recommending it be approved.
They decided the idea of using the car park of the locally listed Chapel House public house would be “a nonsense” and were also unhappy with proposals to move a bus stop to accommodate the development.
The development also failed to take account of the proximity of a school.
More than 80 nearby residents opposed the scheme on the grounds the road was already too busy, there were existing parking problems due to the school and moving the bus stop would rob nearby houses of privacy
Nearby residents were also likely to suffer a noise nuisance and the area was unsuitable for the heavy good vehicles that would be necessary to deliver goods to the store.
Residents were also concerned about the future of an existing Co-op store in Burtonwood.
Some said they did not wish the Co-op to have a monopoly in the village.
Earlier proposals for a similar store on the site were withdrawn last year but re-submitted earlier this year.
Officers had argued that the size and location of the proposed store were acceptable in principle and would reinforce the existing village centre with a relatively small retail unit.
They did not believe the store would detract from the character of the village.
