Row over homes plan for historic site

A FURIOUS row has broken out over plans to build 11 houses on the site of a medieval barn at Warrington.
Nearly 70 residents have objected to the proposals put forward by Evoke Homes for land off Culcheth Hall Drive, Culcheth and the scheme is also opposed by Culcheth and Glazebury Parish Council and local councillor Chris Vobe.
The plan adjoins Culcheth Hall Farm and includes the site of a building known as the Tithe Barn, which has already been demolished. There would be seven detached, five-bedroom house and four semi-detached three bedroom houses. Eight of the properties would be in a courtyard arrangement.
A wildlife zone is proposed in the centre of the site.
Nearby residents say Culcheth Hall Drive is narrow and already congested and additional traffic will cause road safety hazards. They point out that the road is used by 200 school children daily.
The parish council argues that the development is too large and would require the felling of protected trees. They also fear an unacceptable increase in traffic movements increasing risks for road users and pedestrians.
Cllr Vobe supports the residents’ complaints – particularly those relating to traffic and road safety.
Planning officers are recommending the scheme be refused.
They say the demolition of the Tithe Barn is regrettable, but the building was incomplete and in a dangerous condition. The house proposed for its site would seek to replicate the north facing gable elevation of the barn.
However, although the principle of residential development on the site is acceptable, it should be of low impact while the proposals represent a high impact development which makes no suitable provision for affordable housing or open space.
