Council to build more homes for the elderly

TOWN Hall chiefs at Warrington have approved a business case for building 56 affordable homes for the elderly to help cater for the rising number of older people in the borough.
Total cost of the schemes is estimated at £6.6m, with total expenditure over a 40 year period of £18m. But there should be a £501,853 surplus at the end of the 40 years.
The proposals are for 54 one and two bedroomed flats on the site of the former Penketh Court and two two-bedroomed bungalows in Warrington Road, Culcheth.
In percentage terms, Penketh and Cuerdley has the highest number of over 65s in the borough – 25.4 per cent compared with the borough average of 16.1 per cent.
Culcheth, Glazebury and Croft has an over 65s population of 20 per cent.
Warrington’s elderly population is growing faster than the national average – 79.7 per cent since 2008 compared to 65 per cent in England and Wales
The proposal follow on from an earlier successful programme of building 32 new two bed bungalows on seven sites across the borough – the first time for many years that the council itself has built new homes.
Both the new sites are owned by the council and have been valued at a total of £723. Planning consent has already been granted for the re-development of the Penketh Court site and an application has been submitted for the Culcheth site.
It is hoped development work can start on site in May.
After completion, the council will decide whether to hand over day-to-day management and repair functions to a registered housing association or to sell the properties to a registered provider.
