Bungalow would be at risk of flooding

PLANS for a bungalow close to an area subject to a high risk of tidal flooding have been put to Warrington planning bosses.
The scheme involves a dormer bungalow in the garden of an existing dwelling off Bramble Close, Penketh – and it is being opposed by Penketh Parish Council.
It would result in the garden of the existing property being halved in size.
Neighbours say the development would result in overlooking of property and affect the privacy of the garden and house. They claim it would exacerbate an existing drainage/flooding problem, result in the loss of an established hawthorn hedge also the loss of green space.
Officers say there are no local policies restricting “back land” development in the area.
Although flood maps show the proposed property to be relatively close to an area with a high probability of of river-tidal flooding from Penketh Brook, the bungalow and its access drive would be outside the flood zone.
However a condition should be imposed requiring a scheme to manage the risk of flooding.
